Dry-in runs on the whole footprint under roof. Turnkey runs on conditioned living square footage — never on garage, shop, or loft space. That is the entire formula, and it is the same one we use on the phone.
Structure on the plan footprint, roof, wall skin, weather-tight close-in, openings framed. You take the inside on your own clock.
Dry-in plus the living space finished to a written level — partitions, insulation, MEP, doors, trim, paint.
Where a sheet doesn’t publish its square footage we say “on call” instead of guessing. We’d rather measure the footprint with you than put a made-up number on the internet.

All of these were drawn for real Dakota jobs. Nothing here is locked — move walls, change the bedroom count, add or drop a shop bay. Redrawing from the closest set beats starting at a blank page on both time and cost.

The plan book isn’t a rendering catalog. The Black Barndo above came off set 01 and is standing on a Dakota site right now — same footprint, same roof line, same shop wing. Every photo on this website is an Oakmont job.
What the totals mean — and what they don’t.
Four things worth knowing before you take any of these figures to a lender or a spouse.
Arithmetic, not a bid
Each total is the anchor times that plan’s own measure. Nothing on this page is a historical contract price, and nothing here is a signed number until we have walked your site.
What moves it
Travel to your site, eave height, door count and size, foundation path, site prep, and how far you take the finish level. A shop with four big doors and a house-grade kitchen are not the same building.
Square footage comes off the sheet
We read the measure off the print set. If the sheet doesn’t publish it, the total says “on call” and we measure the footprint with you rather than guess.
Your own drawings
A custom print set is a separate design deposit — it is not rolled into these bands. Call (605) 900-7170 and Shaun will tell you straight which path is cheaper for what you want.

Oakmont plans off two anchors: dry-in at $100 per square foot on the footprint under roof, and turnkey at $250 per square foot on conditioned living space. On the Black Barndo model that’s $501,400 dry-in and $1,076,250 turnkey. Those are planning bands, not bids — site, height, doors, and finish level move them.
Dry-in is a weather-tight shell: structure, roof, wall skin, and openings framed per plan. Turnkey adds the finished, conditioned living space — partitions, insulation, mechanicals, kitchen and baths, doors, trim, and paint to a written level. Plenty of Dakota owners take dry-in and finish the inside themselves over a winter or two.
Yes. These are starting footprints, not a locked catalog. Move walls, change bedroom count, add or drop a shop bay, swap doors — we redraw from the closest set instead of starting at a blank page, which usually saves both design time and money.

No. Turnkey at $250 per square foot only runs on conditioned living square footage. Garage, shop, and loft space stay on the dry-in line unless you are finishing them out, and then we scope that wing separately in writing.
