The two anchors

What this footprint prices at

This one was drawn for a family who wanted to stay in the house for good. Master suite, kitchen, dining and living all land on the main floor. The bathroom is keyed for a roll-in shower, the corridors are wide, and the walls are blocked for grab bars that may never go in. The garage bay is drawn deep enough for a 15-passenger van pulling a trailer, and there is a hatch and stair down to a sub-floor shelter.

living sf once finish level is set×$250/sf

Dry-in plus the living space finished to a written level. This sheet does not publish its square footage, so we measure it with you instead of guessing.

Planning band — not a bid. Travel, eave height, door count, foundation path, site work and finish level all move the number. A custom print set of your own is a separate design deposit.

What’s drawn

How this layout works

The decisions already made on the sheet — the rest gets drawn around your site.

  • Master suite, kitchen, dining and living all on the main floor
  • ADA-minded: roll-in shower, wide corridors, blocking for future grab bars
  • Garage bay drawn deep enough for a 15-passenger van pulling a trailer
  • Stair and floor hatch to a sub-floor storm shelter / cellar

This one ships as a keyed layout sheet rather than a full set — tap the drawing above to read the notes, then call and we’ll draw the rest around your site.
